Building is infested with rodents. Smells bad because it's old and there are many animals living in building. Overpriced. Building manager is very rude. Definitely wouldn't recommend it.

I have always felt perfectly safe here and the upper floors are very quiet. The management's response to an urgent problem (leaking) was prompt, but I have made several minor repair complaints that were never attended to at all.

I am very happy living in this building. The apartments are large with a lot of storage, high ceilings and big windows. I feel very safe here with two coded doors to get into the building and a 24hour front desk. There have been no pest problems what so ever. Very quiet for a pet-friendly building. The front desk comes in handy when you need a repair. Whoever is on duty will write it down and it will usually get done quickly. The only problems I have had have been due to a lack of communication. The front desk person doesn't seem to know what maintenance is doing and maintenance doesn't always tell the front desk what is going on so sometimes it takes a little asking around to figure out the status of a repair. Overall a very good place to live.

Overall I am happy with my apartment and the management. I have no bugs and literally no problems with the apartment itself. My biggest complaint is that they can be very sloppy with the mail. I frequently get mail from other apartments, and at least once I never received mail that I was expecting (a transcript I ordered). I have not yet had any problems with packages, though I make sure to pick them up immediately.

All in all a good place, lovely spacious apartments. The only real complaint I have is with maintenance - the building is old and in need of a serious overhaul, so obviously there are some maintenance concerns (they are working on this - for example they are in the process of replacing all the windows). Some repairs were dealt with promptly, others were not - it took 2 months for them to fix a shower that had no hot water! On the other hand, they entered the apartment multiple times and did work that was disruptive without notifying us or asking permission to enter - including plasterwork that damaged my roommmate's belongings because they did not take steps to protect it. So a safe, pleasant building, but it didn't seem like there was enough respect for tenants' privacy or maintenance concerns.

The heat has not been working and the landlord does not seem concerned. It is FREEZING. Apparently they had this problem last year as well. Do not live here unless you like the cold or have a lot of space heaters and are okay with increasing your electric bill.

Weekday staff are very nice!! Night/weekend staff are odd but fine. Manager will make a lot of promises especially during lease signing but sometimes tries to back out of promises by bullying. Usually repairs will eventually get done with enough pestering, but it can be difficult (they say they'll send someone and they don't, repeatedly) and at times the manager just refuses. They hire the lowest cost labor who do a very rough job (even for West Philly) and always tell us they are heavily overworked at both buildings. A lot of aspects of the apartment and the building overall are very run down, but everything is generally maintained in "barely working" condition. No rat problems and only the occasional cockroach, but one was HUGE. Never saw it again though. Electricity is very poor, turning on the stereo will dim the lights. One room has too weak a current to run A/C at all. Somewhat overpriced for the area.They promise heating included with this high cost but they hardly ever turn on the heat properly, they're leaving it off a lot this winter and sometimes they turn it on so low it goes right out the poorly insulated walls/windows and I'm pretty sure it's just so they can say they have it on. In the summer it's blazing hot so you'll need A/C on a lot (in the rooms that have enough electricity to use it), which you'll really see in the electric bill. Big apartments. Location is very good. Soundproofing is very good. Definitely feels a bit like camping at times but with the soundproofing it's easy to unplug from the world and I'm too lazy to move unless they do something to really upset me or try to increase the already overpriced rent. In sum, it's a so-so option, and might be acceptable to you, depending on your needs. But the weekday front desk staff are awesome! :)

I am overall satisfied w my experience living at the fairfax. The apartments are old (but with remodeled kitchen) and with that comes some nice features: hardwood floors, high ceilings, fancy wall moldings, and large windows but some drawbacks - uneven patchwork on walls and ceilings, some uneven floor boards, cracked tiles etc. The building is very quiet i can hear my neighbor from the hallway but not at all from my apartment which is nice. Great thing about this place is the PARKING... cant really find anything cheaper - right now its $60/month and is right out back and always has open spots. there can be a wait list for a parking permit but they let you park at garden Court garage for the same price. Only issue ive had is they can take a long time to do repairs. My heat valve broke and it was about 85 in my apt. It took them 3 weeks to repair it. but once it was fixed it was fixed right.

My roommate and I asked the rental lady who showed us the place if there were any roaches in the apartment and she told us that she's never seen one. But once we moved there, we saw roaches on the second day. Moreover, there is a pest control person who comes every Friday. It is evident that the building is old and certain areas have pest problems, and it would have been nice to have that stated upfront.

I lived in the Fairfax for one year, and appreciated the large size and reasonable price of the apt. Other good things: shuttle service to campus, package room. Things that made it impossible for me to stay: bugs, despite the fact that I am unusually clean (all dishes cleaned right away, trash thrown away every night, etc), windows that could never be completely cleaned (I scrubbed for hours), noise and cigarette smoke from the street (43rd St), and a totally creepy front desk guy at night who would make kissy noises at me when no one else was around. A pretty safe and okay apartment if size and price are most important for you, but I am so glad to be gone!

I chose the Fairfax for 3 reasons: location (10 min walk to campus), dogs allowed (one 30 lb dog), and safety (24 hr doorman). In that respect, the Fairfax fulfills my specifications. The only other building with those 3 things would have been Domus which costs twice as much. I was impressed with the woman who first showed me the different rooms available; she has been consistently helpful and genial as has the lady who works the weekday morning shifts. There is one rude front desk person, but he usually works nights. The back door is sometimes left open, but it should be monitored by cameras (hopefully). My 1-br is spacious. The floors were dirty when I first moved in, and roach traps were at capacity (although they exterminated before move-in). I continued to have roaches and flies for the next few weeks, but I only see the occasional insect now. No rodents yet (higher floor, and have a dog). I was promised a new stove, sink, and countertop, and they were all there at move-in. AC was installed immediately as well. All other requests for repairs are handled relatively quickly, and I can often ask them to come on a certain day at a certain time. Heating has been a problem. One of my radiators would not turn off, so heat was at an unbearable 84 degrees. They could not fix it immediately b/c heat was shut off for the next 2 wks (weather was warmer), so there was some wait time. The building is typically warmer than others, so I typically leave heat off altogether (included in rent, only pay for electricity which is reasonable). There are water shut-offs almost every other week on a certain line, but my line of rooms hasn't been greatly affected. The 2 elevators are relatively quick (esp compared to Sansom grad dorms, they have 3 but none of them work). The laundry room has many washers and dryers (plus laundromat nearby). There are many restaurants (Vietnamese, pizza, cafes, Japanese, Ethiopian, Italian) and grocery stores nearby as well (CVS, 7-11, Shop n Bag, Fresh Grocer). A van is also provided, although I have not taken advantage of it. The building is very dog-friendly (seems like close to half the tenants own a pet). The dog pen outside is convenient (esp late at night), but not necessarily hygienic. The downside to everyone owning a pet is that you can often hear dogs barking. I've grown accustomed to it over time, and the barks heard in the hallways aren't as loud when you're actually inside the rooms. I can hear the people above me sometimes, as well as my neighbor's alarm clock. I don't consider this a major negative for Fairfax though because I endured one year at the graduate dorm with a howling window (which they didn't repair for 3 months). In general, I am happy living at the Fairfax. It doesn't promise anything above and beyond what it can offer, but if you're looking for a 24 hr doorman, dog-friendly place in University City, then Fairfax would be your best (if not only) option.

I live on a high floor, so the noise level is very low. I understand that lower floors can have a problem both with noise and sometimes with the smell of the dumpsters behind the building. I have also had some problems being double-billed for electricity, but it was sorted out fairly quickly. I have always felt completely safe in both the building and the area.

I am extremely satisfied with the fairfax and plan to continue living there thoughout my 4 years of school. They are also extremely accomodating to pet owners and are well know for being a very pet-friendly building.

Despite having a poor reputation, I've had a decent experience with the Fairfax thus far. It is not the cleanest, most gorgeous facility. However, my apartment is extremely spacious, and the building is pet friendly. I could easily have two people live here. There so exist the occasional West Philly bug or two, but I have never seen a rodent.

The rooms are spacious and the people are friendly, but minor repairs may take a while. Repairs and maintenance are performed by independent contractors, which leads to delays, but the management will put pressure on them if you complain. The building itself is a 15 min walk to the center of campus, but they also have a van service that runs every 30 min in the morning and at night. It is far enough from campus to avoid undergrads (it's quiet and more mature living), but close enough that campus security patrols around it and are on every street corner. Lastly, there is a grocery store located around the corner, a CVS across the street, and numerous cafes and other places (Ethiopian, Vietnamese, Japanese, Chinese, Indian, Mexican, Pizza, and the best deli in Philly) to grab food if you do not have time or the desire to cook.

The Fairfax is a little pricey for the state of the building as a whole, but the apartments are quite nice and it's great to have a 24-hour deskperson who helps manage packages, repairs, lock-outs, etc. It's a pretty peaceful place to live and feels very safe. It is also a great place to live if you have pets because there is no pet deposit and it has a dog run in the front.

The common spaces of the Fairfax are grungy, but the apartment itself is nice space. It was freshly painted and the floors newly refinished when I moved in. I have found the staff to be very responsive and helpful. The building feels very safe.

The building is old, so you should expect radiator heat, no dishwashers, and old windows. I enjoyed the location and square footage for a fairly reasonable price, and I felt that the management and employees were generally helpful and friendly. It's nice if you plan to live here for multiple years because the leases are month-to-month after the first year. That makes it less stressful to move out at a strange time of the year.

It is a rather old building with old plumbing. As such, they seem to shut down the water about once a month or so for various plumbing fixes. It is usually during the business day, so it is not too big of an inconvenience. I've had a slow bathtub drain left by the previous residents, and I've requested assistance several times. Each time, I've been visited promptly by the landlord's plumber, and yet the drain is still not fully functioning. I may have to hire a better plumber if I want this problem to be fixed. They painted before I arrived. Rather than doing any sort of sanding/treatment of the walls, it seems like they just coated everything in several coats of thick white paint. As a result, most of my doors do not close all the way, and several of the kitchen cabinets do not close because the thick paint prevents it. Finally, they entered my apartment to put in pest traps without my permission while I was out of the apartment. In the lease, it is clearly stated that they shall not enter an apartment without permission unless it is an emergency. I had not requested any pest traps, and I do not consider that to be an emergency. They left no note informing me that they had entered my apartment while I was gone. It left me feeling distraught to say the least.

The Fairfax is sort of hit or miss. When you bring a problem to some people they fix it right away. On the other hand, the woman working the day I moved in gave us the wrong key, then, when we were locked out, tried to insist that I would have to leave some of my belongings in the apartment, some in the car and the rest at my old apartment until Monday, when a manager could come unlock the door. They also miss little things - I was told that my apartment would be cleaned by the time I moved in and it most certainly was not; they mis-calculated my first month`s rent (which was a partial rent) and left me a note asking for the extra money - but if you get the right person, s/he will fix the problem quickly - one person lent me a vacuum, another mopped the floor for me; they redid the numbers on their own and ignored their own message asking me for more money. The Fairfax isn`t the best place around, but it`s safe, the rooms are spacious, most of the people are nice and responsive, and it`s nearby.

I live on the 1st floor and there are rats coming in. I told the landlord, they already managed that last year but somehow they keep coming back. I didn`t tell them again `cause they used a trap to kill it and it`s kinda painful to see it died and I hate throwing the body away. So instead I keep all my foods in the containers. It works but I just know that the rats are still around somewhere. My friends on the upper floor don`t seem to face the same problem so maybe it`s just the 1st floor. One more thing is the heat is extremely inconsistent. Sometimes it wasn`t on when it was so cold. The other time it was way too hot comparing to the actual temperature outside. This problem is confirmed by all my friends who live here.

I have found that the Fairfax, while more expensive than what I would have liked to pay for housing, is an excellent value, particularly because of the building-operated shuttles, new gas stove and renovated kitchen, enough washing machines to never have to wait for one to open up, and having generous heating included in the monthly rent.

I lived with in this building for many years. The individual apartments are fairly nice, however the grounds and the common areas leave much to be desired. Going into the laundry room late at night can be pretty scary. The pests got under control, but there is a heavy roach problem (if you are clean, you don`t have to worry--unless you have filthy neighbors, which happened to me on 2 occasions). They did take my complaints seriously, and eventually they got a more reliable exterminator. The staff is very friendly--very. Some times minor repairs take a long (long) time to get done. They have a front desk, so getting mail and packages is fantastic.

A weekly exterminator is available for roaches/insects. One can put in work orders for repairs (leaky faucets, plumbing, etc.) The building is old; i.e. not a newer modern looking building. The building allows pets. The heat is forced heat, meaning at a certain time of year, the heat flows automatically & cannot be regulated unless you count opening a window. While away on a two-month trip out of country, a manager threatened to evict me over noise problems with my sublessor without trying to adequately reach me (email, etc.)

The management in this property is very nonchalant. Especially concerning this building. They manage by crisis and are not proactive in keeping the building clean and pest free. They also do not provide up to date information on progress. The landlord also tends to get defensive if you ask too many questions. Maintenance is contracted and so most things get fixed within one business week. Also there is no emergency staff on weekends. If something happens on a Friday night, you have to wait until Monday. It is an unfortunate situation because for the price and location it should be a better building, but I guess they take students for granted.

The hallways (i.e. carpet and paint) are in terrible shape and infrequently cleaned. They do not bring the exterminator in often enough, bug problems have gotten bad. It is a very old building that needs serious renovations. I have had repairmen and technicians come through that just shake their heads at the wiring and plumbing. On the plus side, the apartments are quite large, and mine was very clean when I moved in. Staff is generally very friendly.
